Prices for Residential Property Continue to Rise
Residential property prices in Switzerland rose again in the third quarter. According to the Swiss Residential Property Price Index (IMPI) compiled by the Federal Statistical Office (FSO), the index increased by 0,8 percent compared with the previous quarter to 124,3 points. The base value of 100 points corresponds to the fourth quarter of 2019.
Compared with the same quarter of the previous year, prices were up by 5,2 percent.
Prices rose both for single-family houses (+1,5 percent) and for condominiums (+0,1 percent) nationwide in the three months to the end of September.
By municipality type, the strongest increase for single-family houses was recorded in intermediate municipalities—those that are neither clearly urban nor clearly rural—where prices rose by 3,7 percent. In contrast, prices for single-family houses in urban municipalities of large agglomerations fell the most, by 0,8 percent.
For condominiums, the largest price increases were seen in urban municipalities or in areas outside an agglomeration (+1,3 percent). The biggest decline was recorded in condominiums located in urban municipalities of large agglomerations (-0,9 percent).
The FSO has published the IMPI on a quarterly basis since 2020. It is based on an average of around 7,000 transactions from all regions of Switzerland. The data are provided by the country’s 28 largest mortgage institutions, ensuring that a substantial share of nationwide transactions is captured in the statistics.
