SPSS Prepares Commercial Fund for IPO
According to a statement released on Monday, the fund management of Swiss Prime Site Solutions has consistently aligned the IFC with a stock market debut. The company is convinced that the planned listing represents a milestone in the development of a long-term, value-preserving, and liquid real estate investment.
Proceeds from the most recent capital increase of 80 million francs were invested, in line with strategy, in two attractive light-industrial properties generating an annual net rental income of around 2,4 million francs. This has sustainably strengthened the fund’s equity base.
The objective is to strengthen market presence, broaden access for new investors, and promote the fund’s long-term liquidity.
Implementation by End of 2025
The fund management is currently reviewing a potential listing on SIX Swiss Exchange, with implementation planned by the end of 2025. The IPO will be subject to market conditions, approval of amendments to the fund contract by Swiss financial regulator Finma, and the approval of the listing application by SIX Swiss Exchange, the statement continued.
Until the fund contract has been amended and approved as a retail fund, SPSS IFC will remain open exclusively to qualified investors.
The listing is being supported by Zürcher Kantonalbank as sole lead manager.
In the first half of the 2024/2025 financial year (as of March 31, 2025), SPSS IFC increased net income by around 34 percent year-on-year to 8,6 million francs and achieved an investment return of 3,2 percent.
