Hauptmann describes the current boom in the high-end segment. «Demand is very high, especially among foreign buyers,» he explains. «Many see Switzerland as a safe haven – with stable taxes, reliable social systems, and high-quality healthcare.»
Limited Availability
However, many prospective buyers approach the market with unrealistic expectations: they seek expansive estates and large villas with ample space for staff and guests – features that are rarely achievable in Switzerland due to strict building regulations and the limited availability of large plots.
«We try to meet these needs with projects like the 'Aqua Villa' in Weggis,» says Hauptmann. «Aqua» is a new construction project on Lake Lucerne, offering buyers the chance to customize the interior according to their desires.

Clients can tailor every aspect – from materials to wellness areas – to their preferences. «This project appeals to clients who want to personalize their future home in every detail,» Hauptmann explains.

Alongside modern projects, Nobilis Estate also offers historical gems that stand out for their unique character. One example currently for sale is Schloss Tagstein, an impressive property in the Grisons mountain landscape.

«The castle dates back to the 13th century and combines medieval architecture with later expansions,» the real estate agent enthuses. The castle's unique atmosphere is evident in its historical details – from the Baroque paneled room to the fireplace room designed around 1904.

However, acquiring such a historic property comes with challenges. Restorations are often complex and require specific expertise. «A property like this doesn’t always find a buyer immediately, but those who delve into the castle's history discover a gem unlike any other,» Hauptmann explains.
A Passion for Grisons Castles
Clearly, Hauptmann has a passion for Grisons castles: a few years ago, Nobilis Estate brokered Schloss Marschlins in Igis to Prince Rudolf of Liechtenstein.
Another treasure in the Nobilis Estate portfolio is the so-called «Earth House» in Dietikon, a unique architectural property that features almost no right angles and combines comfort with a connection to nature.
